What Is the RentSURETY Private Credit Income Fund?

The RentSURETY Private Credit Income Fund is a private credit vehicle designed to generate consistent returns for accredited investors. The fund issues 12-month, short-term advances to landlords who have approved tenants underwritten through our proprietary screening process. As those tenants pay rent month by month, that income flows directly back into the fund—creating monthly returns for our investors.

Think of it as rent-forward financing. Instead of waiting each month to collect income, the landlord gets paid upfront. And investors—who fund these advances—earn predictable returns backed by verified tenant payments

How It Works

This structure turns traditional rental timing on its head. Landlords no longer need to wait for rent to trickle in month after month. And investors aren’t at the mercy of asset appreciation or uncertain real estate exits.

In the event of a tenant default, we have a reserve fund in place, and Go4Rent provides legal and eviction support to mitigate losses. Unlike traditional equity investments, our returns are not dependent on market appreciation, refinancing, or property sales. They’re based on real-time rent collection.

Investor Requirements

The RentSURETY Private Credit Income Fund is available to accredited investors only, as defined by the SEC. To participate, investors must meet one of the following criteria:

  1. Have an annual income of at least $200,000 ($300,000 joint) for the last two years
    1. Or, have a net worth of at least $1 million (excluding primary residence)
    2. Or, hold certain financial licenses (Series 7, 65, or 82)
  2. Minimum initial investment: $100,000

Subject to manager discretion, smaller allocations may be accepted.

The fund is structured as a 24-month, open-ended vehicle. Monthly distributions are made via ACH around the 30th of each month.

There are no management fees, no carried interest, and no equity splits. Returns are fixed between 8% and 12% annually, based on the underwriting tier and fund capacity.

Tenant Screening: Go4Rent verifies each tenant’s income (3x rent), credit (650+ FICO), and rental history (no recent evictions or late payments).

•Lease Underwriting: Only 12-month, primary residence leases are eligible.

Reserves: The fund maintains two months of rent in escrow per lease to cover potential disruptions. These funds are transferred to the landlord in month 12, provided the tenant has performed as expected.

Eviction & Legal Support: If a tenant defaults, we act swiftly to recover possession and re-rent.

Performance Oversight: We actively monitor each lease and respond to any signs of financial stress.  All rental payments are made on our platform at Go4Rent.com.
